Building on Acreage

  • Never buy land without a professional site evaluation first. What looks like a perfect meadow could be hiding rock shelves, poor soil drainage, or expensive utility challenges. We offer a Site Feasibility Walk where we assess topography, potential home placement, drainage patterns, and access points before you close on the property.

  • In a subdivision, the developer has already paid for the infrastructure. On acreage, you become the developer. We help you budget for these "site improvements" upfront, which typically include:

    • Utility Runs: Bringing power and water from the street to your home site (costs vary by distance).

    • Driveways: Long driveways require substantial grading and base material.

    • Site Prep: Tree clearing, soil stabilization, and managing water runoff.

    • Systems: Installing a septic system (if sewer isn't available) and propane tanks (if natural gas isn't available).

  • We manage the entire process. For septic, we coordinate the soil morphology (perc) test to determine if your soil can support a conventional system or requires an engineered system. If municipal water isn't available, we coordinate the well drilling and water quality testing. These aren't "extras" to us; they are standard parts of our acreage build process.

  • Absolutely—for the better. In a subdivision, we are often limited by setbacks and neighboring houses. On acreage, we design for the land. We orient the home to capture specific views, maximize natural light (solar orientation), and ensure privacy. We also plan for future phases, such as swimming pools, outbuildings, or barns, ensuring the master plan flows logically.

  • Yes! Whether you need a luxury workshop, a conditioned RV garage, or a guest cottage, we design and build these structures with the same architectural integrity as the main residence so the entire estate feels cohesive.
